Business description

Roy s Bay Estate is a premium lifestyle community project located in Wanaka. The facility enjoys lake and mountain views located approximately 80 meters to the lake and 1.2 km s to Wanaka township. The opportunity is the gap in the market for Unit Title/Occupation Rights Agreement (ORA) retirement or lifestyle town houses for the early baby boomer segment . Key development milestones include: 73 freehold units, 38% development margin, Stage 1 of 4 complete, 4 units sold, High Net Worth Targets, Valuable ORA business, 3.2x cash multiple and 33.8% Projected IRR.

The financial model has been developed on the basis of Unit Titles with an ORA business overlay attached with an option for future units to have a more aggressive capital gain share. This development has the effect of a high return on the initial development and a reduced return for the on-going retirement village business BUT the sum of the two is greater than the traditional ORA model.
